Riverside County · Rentals, second homes & inherited property

Three ways to sell
the property you're
done holding.

Vacant rental. Second home you stopped using. House you inherited three hours from where you live. Tenant finally moving out and you'd rather not turn it over again.

Most buyers give you one number, take it or leave it. We do that too — but we also do two things they don't, and one of them can leave meaningfully more money with you.

We buy non-owner-occupied property in Riverside County. If you're living in the home as your primary residence, we're probably not your best call.

FixNSplit Real Estate Investments
Your options

Same property. Three different outcomes.

Which one fits depends on how fast you want out, how much work the property needs, and whether you'd rather have certainty or upside.

OPTION 01

Cash, as-is

We determine what the property is worth in its current condition and offer that in cash. You pick the closing date. Nothing gets repaired, nothing gets cleaned out, no tenant gets disturbed.

  • Fastest of the three
  • No repairs, no turnover, no showings
  • Your number is fixed on day one
OPTION 02

Terms

If you don't need all of it at closing, the total can be higher. This suits owners who already have income elsewhere and would rather have a bigger overall figure than a faster one.

  • Higher total than the cash number
  • Paid on a schedule we agree on
  • Structure depends on the property

OPTION 03

The Renovation Split

We fund and manage a full renovation, the property gets listed by a licensed agent, and you keep the sale price above your as-is value — minus documented costs, and minus our share, which is capped at $25,000. Never more.

  • We put up the renovation capital
  • Our upside is capped; yours isn't
  • Property must be vacant
How it works
Option 03 in detail

We put our capital into your property.
Then we cap what we take out.

A cash sale is clean, but it hands the renovation upside to the buyer. This keeps most of that upside with you — without you funding the work, vetting contractors, pulling permits, or managing a rehab from wherever you live now.

1

We walk the property and set an as-is value

What it's worth today, in current condition. This is normally the same figure as our cash offer, so you can weigh the two options against each other directly rather than guessing.

2

You sign, and the property stays vacant

A lease-option or land contract, plus a listing agreement with a licensed California real estate agent. You choose the agent — we're happy to recommend one who sells in that city every week, and equally happy to work with yours. The property has to be vacant before work starts; crews can't work around a tenant, and turnover delays cost both of us.

3

Licensed contractors do the work, on our dime

We engage independently licensed California contractors we've worked with for years, and we pay them. We bring the property to the finish level supported by recent comparable sales nearby — not the cheapest version, and not an over-improvement the area won't pay for.

4

The agent lists and markets it

Professional photography, staging where it earns its cost, full marketing exposure. We pay for that too.

5

It sells, and escrow pays out in order

Documented costs come back to us first — every expense receipted, nothing estimated or marked up. Then our share of profit above your as-is value, capped at $25,000. Everything remaining is yours.

6

Where the upside lands

If the renovation adds more than it cost, everything above the cap is yours. That's the design: our ceiling is fixed, so the better the result, the larger your share of it.

Read this part carefully

This option carries risk the cash offer doesn't.

With Option 1 your number is set on day one and can't move. Option 3 depends on what the finished property sells for, and that isn't guaranteed. If it sells for less than your as-is value plus the documented renovation costs, you can end up with less than the cash offer would have paid you. We take on the work and front the capital; you take on the market.

The property also stays vacant and unsold through the renovation and listing period — months, not weeks. If there's a loan on it, that payment stays yours during that time, along with taxes and insurance. Carrying cost is real and you should run the number before you choose this.

We'd rather tell you this on a website than have you discover it at closing. If certainty matters more to you than upside, take the cash offer — and we'll tell you so at the walkthrough.

Fit

Who each option actually suits

Good fit for the renovation split
  • Property is already vacant, or a tenant is leaving
  • It needs real work and you don't want to run that project
  • You live out of the area or out of state
  • You have months, not weeks
  • You can carry the property while it's renovated and listed
  • You'd rather keep the renovation upside than hand it to a buyer
Take the cash offer instead if
  • You want to be done quickly
  • You need a guaranteed number
  • A tenant is staying and you don't want to move them
  • Carrying the property for months isn't comfortable
  • The uncertainty isn't worth the upside to you

We'll tell you which one we think fits after we've walked it. If that's the cash offer, we'll say the cash offer — we'd rather close the simple deal than talk someone into the complicated one.

Tell us about the property.

About 30 minutes on site. Nothing to prepare, nothing to fix, nothing to clean. We need to see it as it sits — that's the entire basis of the number.
